4131 Chain Bridge Road
The applicant proposes two options for the site, with either 42 or 43 townhouses. All townhouse units are proposed at 21 feet wide and approximately 47 feet deep with rear load garages with vehicular access from University Drive to a central circular driveway that serves the back side of all units. In the middle of the circular driveway, units are oriented with their front doors addressing a central shared open space that is approximately 50 feet wide. Pedestrian access is provided to University Drive as well as Chain Bridge Road. Both options also propose seven townhouse units that front onto Chain Bridge Road with rear access to the western end of the internal circular driveway. The difference between the two options is the configuration of the entrance driveway and townhouse units at the eastern end of the site.
Rezone the subject site from RM – Residential Medium and Old Town Fairfax Transition Overlay District (TOD) to Planned Development Residential;
Special Exceptions to:
- Allow a sidewalk width less than 10 feet within the Old Town Fairfax Transition Overlay District;
- Allow a front yard that exceeds the maximum of 10 feet within the Old Town Fairfax Transition Overlay District.
