Background
The applicant, 10201 Fairfax Boulevard LLC, is proposing to redevelop the property with a 7-story multifamily building with first floor retail space and underground parking. The subject site is currently developed with a 5-story office building, structured parking and some surface parking. The subject site is currently zoned CR Commercial Retail with a portion of the property in RM Residential Medium. The subject site is located within the Commercial Corridor Place Type as designated in the Comprehensive Plan.
Requests
The applicant proposes to rezone approximately 2.99 acres from the RM Residential Medium and CR Commercial Retail zoning districts to CR Commercial Retail. The applicant proposes a comprehensive plan amendment to amend the Comprehensive Plan Future Land Use Map to allow for a mix of residential and retail uses on the subject site, which is currently designated as a Commercial Corridor Place Type. The applicant requests a special use permit for multifamily in the CR zoning district. The applicant requests approval of nine special exceptions for density, building height, bulk plane, setbacks, landscaping, RPA buffer area, and parking.
