Background
The applicant proposes to redevelop the site with an upper story residential/mixed use consisting of approximately 54 dwelling units and office space/parking spaces on the ground floor of the building. The upper story residential/mixed use requires a Special Use Permit within the CR Commercial Retail Zoning District.
Requests
If an application is submitted, this concept would require land use approvals that could potentially include, but are not limited to:
- Special Use Permit to allow upper story residential/mixed use within CR Commercial Retail Zoning District.
- Special Exceptions
- to modify the maximum density, minimum lot area, minimum required yards and maximum building coverage standards of Section 110-3.6.2,
- to modify the minimum parking requirement of Section 110-4.2.3.E,
- to modify the cross access requirements of Section 110-4.3.3,
- to modify the street tree requirements of Section 110-4.5.6.B.
- Major Certificate of Appropriateness for architecture and landscaping.
