Background

The applicant is proposing to develop a concert hall and black box theater, hotel with conference center, art gallery, retail and restaurants with structured parking and interim surface parking on 3.58 +/- acres. This is the first phase of multiple phases.   

Requests

The applicant is requesting a Zoning Map Amendment (Rezoning) from CR Commercial Retail to CU Commercial Urban in the Old Town Fairfax Historic Overlay District (HOD); a Special Use Permit to allow an auditorium or arena (concert hall) and theater; Special Exception to exceed the maximum height, to allow a waiver to the inter-parcel vehicular access requirement, to allow a modification to the perimeter and interior parking lot landscaping requirement, to reduce the number of required parking spaces, and to allow a modification to the transitional yard requirement along the southern property line. This application is subject to a Major Certificate of Appropriateness for architecture and landscaping.
